- Use a high quality realtor who comes recommended and do not take any constructive criticism on how to show your home personally. The way you live in your home is likely not the best way to have it shown to prospective buyers.
- Step 2:
- Have your realtor show you other houses in the area for sale (the competition) so you can get a feel of whether you are priced right based on what else is out there (try to be objective).
- Step 3:
- Have your realtor make a list of all the great amenities in the area and attach it to your highlight sheet. The buyers may not know the area you live in and not realize all that it has going for it.
- Step 4:
- Fresh paint and flooring are the 2 best improvements you can do to your home for the least amount of money. If your home is looking tired, this is a great way to improve the look.
- Step 5:
- Steam clean carpets if you have pets.
- Step 6:
- De-clutter your home. This includes taking family portraits down, knick knacks off of shelves and emptying the closets (you have to pack it up to move anyway's, think of it as getting a jump on things).
- Step 7:
- Stage your home, new buyers have to be able to imagine their own belongings in the home.
- Step 8:
- Your house has to be spotless for every viewing with nothing to distract the buyers as they go through (take pets with you when you leave the home).
- Step 9:
- Prospective buyers often drive by your home before setting an appointment to view. Curb appeal is very important, here is a quick list of must do's:
- grass is cut, edged and weeded
- roof is clear of leaves and debris
- shrubs are trimmed manicured
- siding is clean (pressure washed) and paint looks fresh (touched up)
- windows are clean and unobstructed
- Step 10:
- Ask your realtor for feedback from every viewing. There could be something that is turning buyers off and it could be a real simple fix, you need to know this.
