TD offers a full range of mortgage products. There are options from 6 months to 10 year fixed terms, open and closed term variable rate mortgages and cash back mortgages (TD does not allow this to be used for the zero down mortgage option).

When you deal through the wholesale channel, there is no need to negotiate your rates as they are already fully discounted unlike the rates through the branch channel which allow the loans officers to discount at their discretion. TD offers both conventional mortgages and high ratio mortgages through CMHC and Genworth Financial. One of the conventional products that TD has is an equity mortgage, which many banks do not offer. This product is ideal for those clients who are not able to prove income (not available above 65% loan to value). Other products available include rentals, vacation homes and second homes.
